What’s going on for the House Market? Still increasing or very slow? 3 Charts Show You the Truth. Why it’s the good time to adjust your real estate investments?
Wildfires, record breaking temperature, extreme weather, Typhoon Khanun, floods, debt crisis, Donald Trump lawsuits, Political crisis, bank crisis, trade war, chip war, high tech war, Ukrainian war, market collapse, recession, blabla blabla.
These are the most recent keywords all over the news. Messy enough?
No, there are even more!
It’s about Vancouver's real estate market, July data was released!
Experts say the market is deserted while some other experts say the price is still rising and the house is rushing!
Who is right? Who should you believe? Is the market hot or cold? Should you sell or buy? Is it going up or down?
We are going to analyse the data of the past three and a half years from 3 different angels: sales volume, market pressure, and price.
Be sure to watch until the end, because it is about the most important thing you care, the price which concerns you too much. Also we are going to talk about why now it’s the good time to adjust your real estate investments, especially you have a few properties.
The real estate market in Vancouver is a very representative sample of Canada and the United States. For sure other cities will be different from Vancouver, but the big situation is very similar.
This analysis is not applicable to markets outside of Canada and the United States, please take the information with caution.
The first chart, the sales chart of the past 3 and a half years, the blue one is the total sales, the orange is the detached house, the gray one is the apartment, and the yellow is the townhouse.
Very clearly, if you sold your property in January, too bad for you, you successfully sold your house at the worst timing.
If you bought the house in May this year, bad for you, it’s the highest market over there since last April and then the sales volume dropped sharply, falling by 30%. The best one was townhouses, which only dropped by more than 20%.
Of course, we are talking about the market from the perspective of sales volume, not the price, which is another situation entirely.
The second chart is the pressure chart. It can be clearly seen that it is basically consistent with the trend of sales.
They are all falling from the high point in May, but it should be noted that between 12 and 20 is a normal market. So according to this principle, apart from the fact that detached houses are normal, the overall data, apartments, and townhouses all have upward pressure. Of course the upward pressure is less insane, but still upward.
The last one, price chart is what most people care about, you as well, right?
But it is the data chart that I value the least, because it is a benchmark index price chart, which is neither an average price nor a specific price. Just give you a rough idea of the house market.
From my point of view, this chart is suitable for economists, or someone else who neither buy nor sell, but use this chart to understand the current real estate market situation.
If you want to actually buy or sell, the other two charts will be far more useful to you than this price chart. Because, because, like what I always say, in the long run, the price will always rise, until a big crash, a big market crash, a real big one.
As long as inflation is greater than 0, it is a positive number, not a negative number, it means the price of everything is increasing. Why not, one of the best investment choice, real estate increasing?
Now, the market is slow, it’s the best time to adjust and optimize your real estate portfolios. Cause you can do it with your own paces.
Still the eternal question: Will there be a big crash? Will there be a big collapse like the Great Depression or the oil crisis? If so, what time?
