Mysterious House Market: June Data shows UP and DOWN at the same time.
Let’s talk about bad news first and then good news. What is bad news and what is good news depends on who you are, buyer or seller?
Hi, you guys,don’t fight. I get good news for both of you, buyer and seller.
Let’s take a look the price first.
This is the Single House Price Chart since Jan 2020.
By the way, at the end, after all the analysis, I have a simple and important suggestion for both buyer and sellers, so watch unitl the end.
Condo Price Chart
Townhouse Price Chart for the past 42 months
The price is still going up. That’s good news or bad news. If you are buyer, bad! If you are seller, good!
You are looking at the data from Jan 2020, it’s 42 months data.
If you bought a townhouse in 2020 and sell it now, congratulations. You made more money than others, 40.4% up.
It’s very similar situation for the house, it’s 40% up. Not much difference actually.
Bad for you, if you bought a Condo, it is the worst, only 15% up, even like that, it’s better than saving account. Isn’t it?
But, If you sold it in Apr 2022, one year ago, it’s 47% up for Townhouse, 27% for Condo, 50% for single house.
Here is the price chart since 1977.
Wow, according to this chart, if I bough a house before 2000, the gain will be more than 2000%.
Wake up, wake up, you need a time machine to do that.

The sales, as we predicted last month, the sales go down a little bit if you compare to the data of May. But still 21% increase from June 2022. 30% up for single house.
Are you confused so far? Up and down at the same time?
Yes, depends on how you compare the data. So it’s not about the data, it’s always about how to understand and explain the data.
You will feel a little bit better if you forget the numbers, just take a look the trend, the curve of the lines. The green line is the sales, the orange line is the total listings for the past 42 months.

What I can see is people are holding their breath. They put their foot in the middle of gas paddle and brake paddle and wait for the signal.
What signal are they waiting for.
They are waiting for this data we are talking about, and July meeting of Central bank.
One thing I am very sure, if they don’t hike interest rate, the sales number will jump again for sure, you will see the line will be going up all the way for July and August.
Well, if they hike interest rate? Going down? It’s hard to say. For a short time, most likely. For a long time, I doubt it, cause the market eventually depends on the supply and demand. We have more and more people in Canada.
If you still don’t know, two weeks ago, Canada has reached 40 million population already and more people are coming.
Do you think we have enough housing for every one? I doubt it unless you are the mayor or prime minister.
Let’s take a look at the pressure information. There is a big difference for the condo, single house, and townhouse.
The house 20.9 just a liitle bit above 20, the edge for upward pressure.
But for the condo, and townhouse, wow, it’s still very very high, around 40.
What does that mean? For me, it means for the condo and townhouse buyers, they don’t care.
Probably they all have watched my videos which is focus on the low prices, economic housing. Much much much less risk according to the investing common sense, no matter you are an investor or you are buying a home.
As promised, suggestion time. My suggestion for this month is, nothing, nothing. You are right, no suggestion.
